Overview

An Electrical Installation Condition Report (EICR) is a detailed inspection of the fixed electrical installation in a building — consumer units, wiring, sockets and fixed equipment — assessing it against the current edition of BS 7671.

Why it matters

Landlords are legally required to hold a satisfactory EICR, and commercial premises are expected to demonstrate that fixed installations are maintained in a safe condition. An EICR identifies deterioration and defects before they cause a fire, shock, or costly failure.

Common Questions

EICR FAQs

What do the defect codes mean?

C1 is danger present and needs immediate action, C2 is potentially dangerous, C3 is improvement recommended, and FI means further investigation is required.

Will my property fail if defects are found?

An EICR is marked "unsatisfactory" if any C1 or C2 defects are found — this simply means remedial work is needed, which we can usually quote and carry out for you.
